Why a price is the worst place to start

Most enquiries open with a cost per square metre. It is a fair question and a useless one. A build cost only means something once you know what the site can hold, what that specific rental market will pay for a room, what a compliant Class 1b build actually requires, and whether the feasibility survives real numbers. Without those four things, a price is just a number — and it is usually the number that gets people into trouble.

Done right

Rooms designed around the tenant who actually exists in that location. One title, multiple self-contained rooms, multiple incomes. Costed properly and approved on time. An asset that pays for decades.

Done wrong

The wrong room mix in the wrong street, costed at standard residential rates, compliance discovered late. Vacancies you carry every week, and a loan that outlives your enthusiasm.

Plenty of people come to us with the idea and no land. That is often the better starting point, because the site is the decision that determines everything after it.

We source land with you, research the rental market around it, and assess whether it can carry a co-living build before you commit to buying anything. Getting that wrong is the most expensive mistake in this space, and it is made long before a brick is laid.

Getting any one of these wrong is expensive, and none of them are answered by a suburb report or a builder's square-metre rate.

A Discovery Session answers all four

A working session with the builder, not a pitch from a salesperson. Bring a site you own, one you are considering, or nothing at all. You leave with:

  • Design and room types drawn for your site or target area
  • Real build costings, not square-metre estimates
  • Current co-living demand data for that location
  • A detailed feasibility study you keep
  • A clear yes or no on whether to proceed

Sometimes the answer is no.

We have told plenty of people not to proceed. The site didn't support it, the numbers didn't hold, or the location wouldn't sustain the tenancy. That is a good outcome. Finding out in 45 minutes costs you 45 minutes. Finding out after settlement costs you years. We will build wherever you ask us to. But if we can help you do it right, why wouldn't we?

Talk to other people first

We would rather you did. Get a second opinion, get a third. Compare what you are told about build costs, room mix and feasibility, then come back and look at where the differences are. That comparison is usually the most useful research an investor does.

We would rather catch a bad site early than help build something that should never have been built. Too many people are entering this space on numbers that were never tested, and by the time that shows up it is a loan, not a lesson.

Co-living is not a new idea

People have shared a roof for as long as there have been cities. What changed is that we largely stopped building it properly, so single renters end up in someone else's converted lounge room with no lease of their own. Done properly it means a private room and bathroom, an individual lease, bills included, and shared space that was designed rather than left over. The demand is not in question.
